Nearly a Century in Balboa Village
The Balboa Theater opened in 1928 as the Ritz Theater and has been part of life on the Balboa Peninsula ever since. Through generations of residents, visitors and local businesses, it has remained one of the most recognizable buildings in Balboa Village.
Its history is as colorful as the seaside community around it. In its early decades, the theater was a neighborhood movie house serving a growing coastal town. By the 1970s it had entered a more controversial chapter as an adult movie theater, drawing police raids and legal battles. Later, it became known for alternative cinema and cult classics, including midnight screenings of The Rocky Horror Picture Show.
The theater closed its doors in 1991. Despite numerous efforts over the following decades to restore and reopen it, the venue has remained dark for approximately 35 years.
A Deed Restriction That Protects the Theater's Purpose
A defining feature of this transaction was a deed restriction designed to keep the property connected to its roots.
Under the restriction, the property must continue to be used for theatrical, cultural, event-related or performing arts purposes. Ancillary commercial uses are also permitted, giving future operators flexibility to add complementary businesses and activities that support the venue.
The result is a framework that helps preserve the building's identity as an entertainment and cultural destination while still allowing a practical path to restoration and long-term operation.
A Buyer With a Restoration Track Record
The buyer is a local private real estate investor with a history of restoring historic landmarks across California.
"The buyer has a long history of restoring historic landmarks across California, and this family is the right one to take on the Balboa Theater," said Christian Emerson, Commercial Team Lead at The Oppenheim Group, who represented the buyer. "Our goal is to bring it back to its former glory as a theater with an elevated restoration."
What the Sale Means for Balboa Village
Historic theaters are among the most challenging properties to own, restore and operate. Matching the right property with the right buyer, and structuring a sale that protects what makes the property meaningful to the community, can be just as important as the price.
For Balboa Village, the sale opens the door for a long-closed landmark to once again become a cultural and entertainment destination on the Peninsula.
Coastal Commercial's Role
Nathan Holthouser, President of Coastal Commercial, represented the seller in the transaction.
"It is great to finally see the Balboa Theater enter a new chapter," said Holthouser. "Historic theaters can be challenging properties to own and restore, and the people who take on these projects often do so because they have a genuine passion for making a meaningful contribution to their communities."
"Everyone involved is excited to see what comes next for this historic theater in the heart of Balboa Village," Holthouser continued. "I wish the new buyer tremendous success in this endeavor, and I will personally be cheering them on from the sidelines."
